STRATEGY
MacKenzie House balances its business between income-producing
developments for mid-to-long-term investment and For-Sale housing, which
creates more immediate income. The company's goal is to design and build on
excellent urban-infill sites which tend to hold their value over
time and generate low capitalization rates, often after achieving
significant rezonings to transform the properties into their highest
and best use.
Product diversity provides a very important cross-pollination of
ideas, designs, and approaches between product divisions. The recent
growth in our Senior Living division illustrates MacKenzie House’s
innovative approach - one that is customer-centric and combines an
established commitment to quality with a new resort-style service
model.
In most cases MacKenzie House develops and holds projects for its
own account, carefully deploying internal working capital to control,
entitle, and develop land on which each property is built. We utilize
our relationships with institutional and high-net-worth investors
to obtain property-level equity investments, combining them with
Company equity and third-party debt to execute each project. |
